Start with the source, not a spray
Surface mold is only a symptom of something else going on. A sound plan finds the water source, accounts for humidity and material condition, contains the work, and verifies it once finished.
Build a complete scope
- The moisture source, pinned down before any cleaning is quoted
- Whether a vented crawl space or a slab-edge detail is the entry point
- Containment and how air is handled while the area is open
- What is removed, what is cleaned, and the basis for that split
- Verification afterward and the correction that stops it recurring

The mechanism here runs on air rather than leaks, and the building type decides where it lands. In the crawl-space housing, humid Savannah River valley summers push warm outdoor air through foundation vents onto surfaces sitting at ground temperature, where it condenses on framing and insulation for months -- red clay beneath holds water for days after the region's intense rain, keeping that supply constant. In the slab housing the same humidity concentrates at the floor line and behind wall bases instead. Through the heating season the flow reverses into cold attic space, which is why a bath fan ducted into the attic stains sheathing every winter until it is corrected.
